Your current home was a good investment but yeah dangerous for aging. 
No first floor master bedroom, stairs to a basement & an upstairs, excessive square footage, way too cold & icy, and was built in a time when accessibility was not really considered in housing. 

Sell to a huge extended family of Salvadorans, they can convert the basement & garage into 2 more apartments for more chain migration family members.
